Word Press Site Vs Theme

I was wondering, what is the difference between a wordpress site and a wordpress theme? I see some designers / developers offering themes for a l've price and sites for a higher price all for wordpress.

A theme is a sort of 'skin' that you can apply to a exisiting Wordpress install or site. A wordpress site suggests a fully developed and implemented site build, which is, debatably, more work.

You can tailor a site to do exactly what you want, a theme is just the "look" of a site. I'd suggest that you need a "site" for your requirements.

Hi Joel,

For a website, all you really need is HTML. PHP is only needed for more robust applications.

A good option for you might be to go with Wordpress. I'm not aware of your needs but Wordpress is a solid choice and appropriate for 90% of the needs for most people. There are many themes that come with great functionality for a news or real estate site. Here are a couple:
